Built for the off-season, not adapted to it
These aren't summer houses that go cold in November. The earth-covered roofs insulate naturally, every house has in-floor heating, and the Main House adds a fireplace with a stocked wood pile. Warm floors on a chilly Cretan morning is a small luxury we're glad we built in.
The floors do the heavy lifting, and they are the cheapest way to keep a house warm here. The wall units are there if you want one room warm quickly.
Working from here
The whole property runs on high-speed satellite internet. Add a real kitchen (with filtered drinking water on tap and a serious coffee setup), a washing machine, and a terrace with a valley view for the breaks — the practical things a long stay actually depends on.
Working from a laptop on a dining chair for a month is no fun. For monthly stays we can add a proper office chair and an external monitor to either guesthouse — just ask when you book.
What the winter is actually like
Quiet, and rural. Village tavernas a five-minute walk downhill that serve all year, empty beaches fifteen minutes away, olive harvest in the valley, and mountains with snow caps while you sit outside with lunch. A car is essential — plan for that.
Visas and paperwork
EU citizens can arrive and stay; beyond three months you register locally, which is straightforward. Non-EU visitors can normally be in Greece for up to 90 days in any 180-day period under Schengen rules. For a whole season there is Greece's digital nomad visa, open to non-EU citizens working remotely for companies outside Greece, which asks for a net income of €3,500 a month and runs up to two years. We are hosts rather than immigration advisers, so do check your own situation before committing to a long stay.
